About Me

Hi, I'm Pavel

I’m Pavel Shaganenko, a Toronto REALTOR® with almost 7 years of experience in real estate. I work with buyers and sellers across Toronto, with a strong focus on Leslieville, South Riverdale and nearby neighbourhoods.

Before and alongside real estate, I worked in construction. My experience includes new-home builds, renovations, project management, take-offs and estimating. It comes in handy when I’m looking at a house and trying to understand not only how it looks today, but also what work has been done and what might still need attention.

I work with people at different stages of the real estate process. Some are buying their first home. Others are selling, downsizing, investing or looking for a rental property. Each situation is different, so I start with the property and the client's plans rather than using the same approach every time.

My team has completed more than 1,500 transactions and has around 30 years of combined experience. In 2025, we ranked #1 in South Riverdale for total transactions on the entire Toronto Real Estate Board and had our third-best year to date.

If you're thinking about buying or selling, I’m happy to have a conversation about your property and what you’re looking to do next.

Frequently Asked Questions

Pavel has lived in downtown Toronto since the 1990s. Over the years, he has developed a close understanding of the city's neighborhoods and housing stock. His construction background is another part of his work, especially when a property needs renovation or has features that require a closer look.

Yes. Pavel can represent both sides of a transaction in Ontario under multiple representation. Before moving ahead, the brokerage must explain the arrangement and obtain written consent from both clients. Once that happens, there are limits on the advice the agent can give, including advice about price and the terms of the agreement.

Pavel's construction experience is useful well before a property is listed. His background covers new-home builds, renovations, project management, take-offs, and estimating. He uses that knowledge when discussing preparation work with sellers, including where an improvement makes sense and where it is better to leave the property as it is. From there, he handles the marketing, negotiations, and transaction.

When working with first-time families, Pavel Shaganenko often focuses on Woodbine-Lumsden, Danforth Village-East York, and East York. Q4 2025 TRREB data put the average selling price across all home types at $1.07 million, $1.13 million, and $1.39 million respectively. Beyond the neighbourhood, Pavel looks at the home itself, its condition, the purchase price, and any renovation work the buyer might need to take on.

Getting pre-approved gives buyers a clearer starting point. It shows what their financing could look like before they begin making offers. Pavel Shaganenko has almost 7 years of real estate experience and works with a team that has around 30 years of combined experience and 1,500+ transactions. A pre-approval is not final approval for a particular home, so a financing condition can still be appropriate in an offer.

A home purchase often takes around 60 to 120 days from the early financing stage to closing. Pavel usually allows 1-3 weeks for mortgage pre-approval, another 4-8 weeks to find a suitable property, and about 30-60 days between an accepted offer and closing. The exact timing changes from one purchase to another, but being prepared with financing and paperwork makes it easier to act when a suitable East Toronto home appears.

In August 2026, the average GTA home sold for $993,410, according to TRREB's August 2026 market update. This figure provides a broad Toronto market benchmark. The value of an individual home comes from recent comparable sales and the property's specific characteristics.

Property type, location, size, lot, condition, layout, parking, renovations, and current buyer demand all shape an individual estimate. A free home evaluation in Toronto brings these details together to establish a realistic current market value.

South Riverdale provides a useful local example. In Q1 2026, detached homes had an average selling price of $1.566 million, semi-detached homes averaged $1.260 million, and condo apartments averaged $725,000. TRREB also reported averages of $1.224 million for attached, row and townhouse properties and $668,000 for condo townhouses in its Toronto East Community Housing Market Report.

These figures show how much property type influences market value. They are market benchmarks, not valuations for individual homes. A specific property needs to be compared with relevant recent sales that share similar characteristics.

TRREB uses South Riverdale as the official community area for this part of Toronto. The organization does not publish separate community averages for Leslieville or Riverside, so South Riverdale provides the appropriate official reference for those areas.

Why Get a Free Home Evaluation in Toronto?

A current valuation gives you a clear starting point when you need to understand your position in the Toronto housing market. Your purchase price reflects the market at the time you bought the property. A current evaluation reflects today's market conditions and recent sales.

Online listings provide another source of information, but asking prices do not establish market value. Recent completed sales provide stronger evidence because they show the prices buyers actually paid.

A free house evaluation in Toronto puts that information into the context of your own property. Instead of looking at a general Toronto average, you get an estimate connected to the type, location, condition, features, and comparable sales of your home.

The wider market also changes from month to month. In August 2026, the GTA recorded 5,057 home sales, down 2.1% from August 2025. New listings fell 14.1% to 12,075, while the average selling price declined 2.7% year over year, as reported in TRREB's August 2026 market update.

A current valuation therefore gives you a more relevant reference point than an old sale price or a single online listing.

How the Home Evaluation Process Works

We begin with the property address and the information that describes the home. From there, we identify recent sales that provide a meaningful comparison.

Share the property details

We review the property type, approximate size, bedrooms, bathrooms, parking, lot dimensions, additions, major renovations, and other relevant details. These details help us select comparable properties with similar characteristics.

Review comparable sales

We examine recently sold properties and compare them with the home being evaluated. We look at property type, location, size, lot, condition, layout, parking, renovations, and other features that shape the comparison.

Visit the property

When we visit the property, the free home evaluator sharpens the estimate by assessing details that public records do not show. We look at the quality of finishes and renovations, natural light, storage, outdoor space, parking, and how the layout works in practice.

Discuss the result

We provide an estimated current market value and explain the comparable sales behind it. We also explain the factors that shaped the estimate and discuss the practical next step for the property.

We focus on producing a useful market estimate based on evidence and the property itself. You can discuss your property with the team through the contact page.

What Affects Your Home's Value in Toronto?

Property type creates the first major point of comparison. The Q1 2026 South Riverdale figures demonstrate this clearly, with average prices ranging from $668,000 for condo townhouses to $1.566 million for detached homes, based on TRREB's Toronto East Community Housing Market Report.

We then assess the characteristics that position one property against comparable homes.

TRREB's MLS® Home Price Index uses a statistical model to account for differences between properties when measuring price levels and market trends. Its methodology considers quantitative characteristics and qualitative features, including the number of rooms and whether a basement is finished.

Our evaluation applies this property-specific approach to the individual home. We compare relevant recent sales and assess the differences between those properties and yours.

A recent East End Toronto sale demonstrates why those details matter. We worked with a detached home that had remained almost entirely untouched for more than 30 years. The property had original hardwood, a third-floor loft, a 25x120 lot and laneway parking for three cars.

We prepared the home for sale, completed a pre-listing inspection and addressed the issues identified during the inspection. We listed the property at $1,499,900 and sold it for $1.6 million in six days, roughly 7% above the asking price.

The property's features shaped the pricing strategy. Its lot, parking, loft, original details and overall condition all formed part of how we positioned the home for buyers.

In 2025, our team was number 1 in South Riverdale, including Leslieville and Riverside, for total transactions on the Toronto Real Estate Board. It was also the team's third-best year to date despite a difficult Toronto market.

What You'll Get From a Free Home Evaluation

A free home evaluation real estate service gives you an estimated current market value for your property. We base the estimate on the home's characteristics, relevant comparable properties, recent sales, and current market conditions.

You receive an overview of the comparable properties and recent sales used in the assessment. These properties provide the evidence behind the estimate and show how your home compares with other properties in the market.

We also identify the main factors behind the valuation. This includes the property's location, condition, size, layout, parking, lot characteristics, renovations, and current buyer demand.

The free home evaluator then discusses the practical next step for your property. We explain what the valuation means and how to use the information when deciding what to do next.

For another reference point, you can use the team's home value calculator to explore your home value estimate in Toronto.
